Annual Congregational Budget Meeting

There will be a meeting of members of the congregation on Sunday, January 31, 2016, in Sunderland Hall, commencing at 12:30pm. Business to be carried out includes: Approval of the minutes of the 2015 Annual General Meeting. Approval of the unaudited 2015 financial results. Approval of the proposed budget for 2016. Election of a new Lay Chaplain. A light lunch will be offered at cost following the worship service. [This notice is given in accordance with By-law 2.14 (iv)].

Information About CUC Changes

At the upcoming CUC AGM there will be a proposal to change the way to calculate the Annual Program Contribution, (the amount paid by congregations to the CUC every year). The proposed change in method is intended to find a way that is fair to all sizes of congregation, but if adopted, will result in an increase in fees to larger congregations. This change may affect Toronto First. Please join delegates to the CUC AGM in the Boardroom for an information meeting about the proposed change, and to give your input. Provide an update on our larger real estate strategy in light of our changing local context. Real Estate Task Force

In a Congregational Conversation, the Real Estate Task Force will ask for your feedback on the results of our Needs Analysis work, which will guide our search for a premises solution for First. Our broker from Colliers International will be available to answer questions. Reading material will be distributed via First Light on March 10. In Sunderland Hall. Lunch and childcare will be provided.

Congregational Meeting

The Real Estate Task Force will hold a congregational meeting after the service to present and discuss important matters related to the potential sale and relocation of our congregational building. Our engagement with the real estate market has proceeded as authorized by congregational vote in September 2016, and we have significant activities to discuss. Childcare and lunch ($5 suggested donation) will be provided. While there will not be a vote at this meeting, we encourage you to attend. Please also mark your calendar for two additional dates when votes may be called: June 11 and June 18. As per our by-laws, any vote will be available to those who have signed the membership book, are 18 years of age or older, and have made an identifiable financial contribution (of any amount) to the Operating Budget of the congregation during the immediately preceding twelve months. We would love full participation in any vote, and we encourage all to confirm their eligibility in advance. In this last weekly update before our meeting, we’d like to share with you a list of possible scenarios for what our home might look like after a successful transition: “Buy Small” — that is, find a suitable building with just enough space for us. “Buy Big” — buy a larger property that includes significant income-generating space. Equity Partnership — own a space in cooperation with other organizations. Leasing — hold a long-term lease but do not own a property. Partner with a new development (e.g. a condo) on our current site. These will be discussed in detail at the meeting this coming Sunday. Also, please refer to the RETF Key Messages document. Previous Update(s) Look for weekly updates from now until April 30 about the steps we are taking in this overall project. To recap our starting point, here are the reasons why we are taking these steps: We can’t afford to stay. Our building is not comfortably accessible. Our spaces don’t work for us anymore. There is no satisfying renovation option. The value of our property, our biggest financial asset, is especially high right now. Developers have not proposed satisfying plans to share this location.

Annual Congregational Budget Meeting

All congregants are invited to attend the Annual Budget Meeting of First Unitarian Congregation of Toronto, in Sunderland Hall. The agenda will include presentation of the Board-recommended budget for First’s operations in 2018, followed by discussion and a congregational vote. You will be able to review the budget in advance one week prior to the meeting; it will be available via First Light or in the Office. [Please note that eligibility to vote requires being a registered member and having made an identified financial contribution - of any amount - in support of First’s operating expenses within the last 12 months.] A light lunch and child care will be provided.
